Noho Loft
This renovation of three former office units in the Noho district of Manhattan reimagines the space into a modern, functional home that seamlessly flows across the interior areas as well as a newly designed, expansive outdoor roof terrace, all while highlighting the chic industrial loft setting.
Following extensive damage from a roof fire, this project provided the owners a chance to redefine their living space after their children moved out. The project encompassed a complete reconfiguration of the 5,000-square-foot duplex penthouse and its large exterior terrace.
Taking advantage of the expanse of south-facing windows, the design features a large, uninterrupted open-plan living area that offers both flexibility and natural light, illuminating the residence’s deep floorplate. This airy space is furnished with deep, layered tones that contrast beautifully with crisp white architectural detailing, white lacquer cabinetry, and white-washed exposed brick walls, which brighten the loft. The open kitchen cabinetry, finished in light oak to match the wood floors, incorporates milky marble that allows it to blend seamlessly into the overall design.
To accommodate the owners' love for entertaining and hosting large gatherings, a new opening was created between the two floors for a new interior stair, facilitating easy access to the upper-level terrace. This enhancement not only brings light into the lower-level entry lobby but also transforms the home’s circulation, making it coherent and inviting.
Similarly, the redesign of the expansive upper-level outdoor terrace on two levels maximizes views of New York City while creating distinct areas for entertaining, lounging, cooking, and dining. Two long rows of planters were installed along the party walls to screen neighboring views and infuse warmth into the industrial character of the rooftop.
